Moving into a new rental property is exciting, but before you settle in, it is important to complete an entry inspection.

An Entry Inspection is also known as A Condition Report, an assessment of a rental property’s condition before or at the beginning of tenancy. The property manager or landlord prepares a condition report documenting the property's cleanliness, fixtures, fittings, appliances and any existing damages.

The tenant then reviews the report, records any additional observations and returns it within the required timeframe.

Both parties should keep a copy of the completed report, together with supporting photographs or videos, for future reference

Also known as a condition report, it records the property's condition at the beginning of the tenancy and helps protect both tenants and landlords.

Why is An Entry Inspection Important?

FOR TENANT

· Protects your bond: Records existing damage so you are less likely to be held responsible for pre-existing issues.

· Provides evidence: Photos and condition reports can help resolve disputes when you move out.

· Identifies maintenance issues: Allows you to report problems early.

FOR LANDLORDS AND PROPERTY MANAGERS

· Documents the property's condition: Creates a clear record for future reference.

· Supports fair bond assessments: Helps distinguish existing damage from potential damage during the tenancy.

· Promotes transparency: Establishes clear expectations for both parties.

What Should You Check?

Before completing the report, check the walls, floors, carpets, windows, doors, kitchen appliances, bathrooms, cleanliness and any existing damage. Take photos or videos, record any issues and keep a copy of the completed report.

Tenants should review and return the condition report within the required timeframe. In NSW, this is generally seven days after receiving the report. An entry inspection may seem like a small task, but accurate records can help prevent misunderstandings and protect both parties throughout the tenancy.
